Just identify the typical documents needed for a home loan, know where you can find them, and see if they are up to date. If you need to bring them into order, then you can start now.

Meeting your lender or mortgage broker can refine the specific documents needed for your circumstances.

Proving you are who you are with identification documents is a non-negotiable part of the home loan approval process. Here are the more common identification documents used by borrowers applying for a home loan. If you do not have these your lender or mortgage broker can advise on alternatives.

  • Australian Drivers Licence
  • Australian Passport
  • Foreign Passport with any visas
  • Birth Certificate
  • Marriage Certificate

Employees typically have their tax taken out each pay cycle by their employer.

Common types of employment types could be referred to as permanent, full-time, part-time or casual to name a few. The following documents serve as a good starting point.

  • Last two consecutive payslips
  • Most recent full financial year Income Statement
    (formerly referred to as PAYG summary or group certificate)

This could be a someone who earns an income through a business they control like a sole trader, company director or partnership. They will usually need to show the following:

  • Last two years individual tax returns with ATO notices of assessment
  • Last two years company and/or trust tax returns
  • Last two years business financials for each entity

Given the complex nature of being self employed, there are many ways of showing how business owners earn income.

Rental income can be used to apply for a home loan.

Standard rental income can be used even if there has been no income received yet. As in the case of buying an investment property. Here are some ways rental income might be shown.

  • Latest statement from the managing agent
  • Letter from a real estate agent with a rental estimate
  • Copy of current tenancy agreement

Some Centrelink income types can be used to support a home loan application. Be sure you can access your most recent Centrelink Statement to demonstrate any potential income sources like:

  • Carer’s Allowance
  • Family Assistance A & B

Child support payments can sometimes be used when applying for a home loan. Individual circumstances will vary but being able to show the following is a starting point:

  • Agreement or most recent statement from Child Support

If you have a car loan, personal loan or even a buy now pay later facility, can you access a recent statement showing the following?

  • Account holder
  • Running balance
  • Debits and credits

Bank account statements are requested less so these days as there are many safe collection alternatives.

Commonly, borrowers work with their lender or mortgage broker to access bank account information through a trusted and secure online portal.

Generally, three months of bank account transactions is enough for a lender to review conduct, expenses and any ongoing commitments. Examples of bank accounts are:

  • Transaction accounts
  • Credit Card statements
  • Business accounts
